Nestled in the sounds of birds and the gentle hum of nature, this site consists of 30 villas, with each pair of villas in a back-to-back arrangement, and their front entrances facing opposite directions. Since 2012, most of the residents have been year-round occupants, with retirees and working professionals being the predominant demographic. The working professionals can easily commute to their workplaces via the upper road in Çeşmealtı, while students have the option to take the school buses.
The site has access to public transportation, with dolmuses from and to Izmir Üçkuyular stopping in front of the site. Parking is available right in front of the villas, which is rare in Çeşmealtı, where parking outside the site is usually the norm. Just a 50-70-meter walk from the site’s entrance, the municipality has recently prepared a new Wednesday market area for Çeşmealtı, which is set to open soon.
The site is run professionally by a management firm, with security cameras monitoring the site and a gardener responsible for maintaining the common areas during the day. A contracted firm handles pool maintenance, and there is no permanent staff that provides services to the villas. The spacious pool (330 cubic meters) has a hot shower and is regularly maintained year-round. The pool is illuminated at night, providing a visually pleasing experience for the residents.
Each villa has a unique garden size, and ours is among the largest with three sides and meticulous landscaping. Lemon trees, two black pepper trees, two poplar trees, six olive trees (one of which is old and produces delicious olives), a large strelitzia, and a yucca adorn the garden. An automatic irrigation system and a garden storage area are also available.
Due to the clean and cool air that flows from the valley behind the mountain, humidity levels are lower during summer months, reducing the need for air conditioning compared to the surrounding areas of Çeşmealtı, Iskele, or Kalabak. Various seaside destinations are within 3-4 minutes by car or a 15-minute walk from the villa.
The windows in the villa have top-down/bottom-up pleated blinds, and there is a spacious basement with a wide basement floor that is not yet depicted in the images. The attic, which is the most popular spot in the villa, has a 25 m² room that can be used for various purposes. Although there is no bathroom in this room, a few households have set up their own examples.
Apart from the cast iron stove in the living room/kitchen area that adds to the villa’s cozy atmosphere, the Kozlusan brand Lidya Compact 25kw Pellet boiler in the basement is the primary heating system for the villa. This eco-friendly system is locally produced, provides high calorific value, and is more economical than other systems. Although natural gas is available in many parts of Çeşmealtı, this system is a better option for those who seek an energy-efficient and eco-friendly solution.
